Newbie from CT where to invest

Hello,

I hope this is the correct forum to post this question. I am new to real estate investment but been following BP forums and podcast for almost a year. Thanks a lot for the great information and awesome resources. I want to start investing but I am not sure where and how to start. Below are some details about myself and my investment goals/questions.

1. I live in Connecticut but looking to invest some where out of state.

2. I am looking to invest some where in the south where we don't have to worry about snow. Atlanta seems interesting.

3. Is single family turnkey property a good way to start? I've been following the real wealth network podcast by Kathy Fettke and the idea seems interesting.

4. What are the main challenges about managing an out of state property?

5. What are some other markets we can find rental demand and appreciation.
