I actually developed one for the properties I bought with tenants to get accurate info on them yet failed to do for my own tenants.

I bought a single family in broadway filmore area for 12k and came with a tenant paying $650 a month and shes pretty good.

How much the rehab cost are (i.e. the condition of the property when you bought it.)I am looking forward to comments and connecting with members.

I bought a triplex in April.

How long do you have to live in a house bought with an FHA loan before you can turn it into a rental, or do you need to refinance into a conventional loan before turning it into a rental?

My friend is a real estate developer who has successfully bought, renovated and sold/rented out a few small apartment buildings in the area (I live in the Bay Area so there are plenty of 4-8 unit buildings).  

The problem with the scorched earth strategy is that when this buyer walks, anyone else doing any due diligence is going to see the whole "Undiscovered oil tank is costing me millions, I wish I never bought this property" articles all over.
