You also have to take into account the local / state landlord laws...especially the ones coming down the pike in CA's November ballot --> "Justice for Renters Act" Not sure if it'll effect STR or MTR but as a general rule of thumb, I don't run numbers on best case scenario.

Most banks and traditional mortgages "Do not" allow foe the property to be vested or quit claimed into an LLC unless it specifically states it on the closing disclosures.In most cases even on DSCR loans the Bank/Lender still requires you to sing a personal guarantee even if they allow the loan to be vested into the LLC.

Last I read about this issue, its been challenged in courts and I'm guessing their home owners insurance doesn't want to be embroiled in this; this gets into privacy laws, and it will depend on state specific laws but also could fall into harassment or even voyeurism.
