If the HML says you must put in 20% of rehab plus 20% of purchase, up to 70% of ARV, then they would lend you $56K on this deal.HMLs usually charge several points plus some origination fees.  

In summary, flipping contracts is a great way to make money but requires that you are willing to put in the effort to learn and understand the process.

My only other thought is that maybe you could put in a couple of glamp sites that might comply with the land usage and generate a lot of additional income for the property. 

😀If it was me, I’d just spend the money and put in full HVAC systems.Mini splits only effectively heat one space so depending on floor plan, one might need two mini splits per unit.At that point, full HVAC systems will be of similar cost.Of course have to figure out if possible to run ducting.

I have heard that there is an ultraviolet light you can put in your AC unit and it will remove smells.

It needed about 40K to add egress windows, put in baseboard heating, upgrade the electrical panel, landscaping, and add a bedroom.
