Filters I'd recommend:Equity, no reason to waste your time on properties folks can't sell at a reasonable priceProperty Type, most folks stick to residential, and often just single family homesEstimated Value, stick to a price range you can afford, and/or for which there is demand if you plan to flip or rentLocation, this is best way to control size of your list.

hello all my friend is going through divorce/separation long story short , he left the house  to start a new family ,the ex wife  does not longer wants to live in the house and she left too , now the house is empty and there was a big water leak he fixed the  water leak but not the damage last time i talked to him he was paying $800.00 mortgage on an empty house and paying rent in the new place the new wife which also does not want to do anything with the househe owns about $80 k to the bank he has $40 k on equity which he wants pull  but also there is a lean of $20 k on the housecomps are about $140 k -$160k  around here, how can i approach  him to get the best deal for him and for me in case he decide to get rid of the property3 bed 1bath small yard doblewide thank you for your input to all Homero Jose

It needed all new electrical, all new plumbing, a new water heater, new flooring, fixtures in bath and kitchen, and a few other fixes. 

One was in a flood plain, two were out of my price range, and this was the winner. 

The comps are in the range of $300 to $330k.

You now have to pay for internet, gas, electric, water, sewer, snow removal, and anything else.

There’s minimal inventory under the $300k range in the high-demand areas at this point + rising interest rates.

The other thing is property already has tenants and paying almost the upper side of rent range!
