To work on any substantial size deals you need to specialize in either one or the other.The brokers/agents who do not specialize but tend to be (dabblers) and do a little bit of this and a little bit of that think that a wider net will make them more money.

MHP tenants tend to complain and threaten to leave but they never seem to actually leave, even the POH tenants.  

One would want to define a market then look for TK in that market..although being competitive as it is turnkey is generally all priced the same in each market.IE 6 to 10% COC these days.. for safe secure investment.. you go higher and you tend to go into a little rougher areas.so just depends on your skill set and level of risk.

I do tend to be kind of hard on myself sometimes but I'm slowly working towards changing that.

Nationals tend to be way pricey and often not even better in quality.

It could be over priced, your commission offered might be too low, you could have bad photographs, there could be something about the property that decreases it's desirability compared to other nearby properties, and many agents dont like to both with FSBOs because they tend to be very difficult and usually wont close for a variety of reasons.

They tend to contain catchy sayings and amusing lines.
