Also, since you most likely won't be using the payroll part of QuickBooks, there's no real reason to have to upgrade each year or pay any sort of subscription fees. 

@Joe Shepherd I also have put in a lot of work to the house and have made a lot of upgrades.

We have some major electrical work to upgrade (old knob and tube, spilt units to their own meter, ect) and would like to add in baseboard heating/ductless ac units.
