Hi,As a first time home buyer, I want to learn and experience real estate so I would like to buy a duplex to gain experience as a landlord and get familiar with the processes.

Most of the bad things concerning tenants have happened from inheriting existing tenants when buying a property.Any advice or experience on this issue would be greatly appreciated.I'm currently looking at a duplex for sale with existing tenants, trying to learn the ins and outs of possibly dealing with that issue.Thanks in advance.

I am interested in hearing about any experiences (both negative and positive) you have had regarding Section 8 rentals before proceeding down this route!

Yeah, at this point, I’m just hoping for some general watch outs or to hear about other people’s experiences, good and bad, and any advice.

So maybe you are "paying" for the PASSIVE experience with delays and changes that take you for a loop.

If your jobs are in Bakersfield and not remote I would suggest to begin investing locally to gain the experience.

After speaking to the listing agent I found that all but one buyer had the same experience.

Now the hard money lender is lending to a single purpose entity where one partner has experience in new builds and the other does not but it qualifies the entity.

If so, what was your experience?
