You could "unwind" the transaction and have the foreclosing bank do it properly.

That being said, there is a way in QB SELF EMPLOYED to manually insert transaction - a feature made available so you can insert a transaction if connection to your bank account is not working. 

  ( Vertucci   and Montalongo respectively )When you make it to the top of the teaching business your making so much money that there is absolutely no need to be in transactional real estate.. 

He probably would be able to offer me reduced commission though, so their is that.Any advice from anyone who has been through a transaction like this or has an opinion on what is best would be greatly appreciated!  

I understand our time is valuable, but if you are willing to work with me I can promise a hassle free transaction. 

We do have small, industry standard, fees (acquisition, asset mngt, & possibly a capital transaction) built in for qualifying for the loan, having the track record, managing the business, finding the opportunity, etc...Again I think it depends on how YOU feel about the terms & your relationship with your partner.I hope this helps!

I have around 10 R.E. transactions under my belt but still consider myself a newbie.  

If you have any suggestions for alternatives to the big stores or if the big stores actually have the better prices and products, please let me know to help me narrow this down a little. 

It costs $2/tenant which I'm fine with, though their customer support recently told me they're releasing a free option in the next few weeks where your tenants are simply charged a $2 transaction fee.
