I'm going to make a wild guess, and suggest the unit probably has not been updated in quite a few years, and if you really look at it objectively, is looking very "tired".

Often times, prospects are just tired of looking, so if you advertise "view it today, move in tomorrow", that is a big plus.

And you are not just a tire kicker.

If you had this same scenario, but you were also tired of doing all the things involved in REI and you just wanted to sip drinks on the beach you can make an even stronger case for wanting to cash out.

I have shared wild game meat I have harvested myself, helped change tires, given rides, drank whiskey, (theirs not mine), and the list goes on. 

Austin, The best lists:  (a) eviction lists [landlords get sick & tired of being landlords when they have to evict people], and (b) foreclosure starts. 

Would I look these people up and treat them as potential tired landlords?
