I want no part of the winter as they are expecting up to 30 inches of snow in the next day or soPersonally, I would sell the property and I would most most most definitely sell if I were in your shoes because:-Any profit up tp $250k if single and $500k if married is tax free as you have occupied for at least 2 out of the last 5 years-You have no experience with rentals much less from 2000+ miles away.

I remember thinking that if I ever found myself in a situation where I had to padlock my fridge and wear shoes in the shower, I would declare that I hit "rock bottom" and go out and get at least two more jobs.

You have to mentally accept, if you go this route, if you want a deal, you are likely looking at renovating.If I were in your shoes, I'd take myself mentally out of the equation, and look at the numbers-- where can I buy a house, or a multi-family house and make the most?

I realize that I may be seen in many different lights, as the regulator and goodie-two-shoes or the deal killer insisting on compliance at every turn, but I hope it's also seen as trying to ensure investors succeed and advance, not only advancing themselves but also advancing the integrity and professionalism of the industry investors provide.I simply try to stress fair and lawful dealings that impact the reputation of an investor as it is a reflection on the reputation of all investors.
