Also, I would call every we buy houses sign that you see to establish some sort of relationship with the wholesalers in your market.

I've certainly seen people in my local area blab all sorts of particulars on BP thinking nobody local is paying attention - particulars that could possibly be used by other investors to gain an advantage.

See the mortgage will remain in the sellers name, and he was saying that there was some escrow from the payments he made last year. he received some sort of statement and wanted to keep it. so since the mortgage company will not mail a check he was saying if i could cut him a check.

What sorts of tactics do you use to find motivated sellers of MHs?

Doesn't your agent have some sort of checklist for due diligence?
