Additionally, based on what seems to be a little shady way of the seller dealing, I would cancel the contract in full and start over offering a new purchase price opposed to trying to negotiate down the current contract price, once I confident the seller has grossly mis-rep'd the information.

I would write Hard Money with a 7 day commitment, if that is what you intend to use (and your HML can commit that fast, mine can).However, you can also use Hard Money and NOT have a financing contingency if you are that confident (you will lose your deposit if you don't get a commitment).I've never had an issue securing a deal with a contingent HML with a quick commitment.

Without policies for real job growth,and a plan to get America opened back up for business, I don't see where we will have the jobs needed to spur growth, or the confidence for buyers to jump in.
