I am crunching numbers on a wide variety of property types by using the bigger pockets calculators and I am having a hard time finding a good source or website to get insurance numbers (costs) from.

The devil is in the details of course and that is what the qualified intermediary is there to do.Most National intermediaries will charge between 700 - 1000 for a garden variety exchange.  

I usually use mini blinds- the $5 or less variety found at Home Depot/Lowes.
