Make the purchase based on what is going on in the neighborhood over the last 90 to 180 days, looking at it any other way leads to a value that will likely be out of line.As an example, my partner represented a home owner in Cambridge, MA; an A market with excellent underlying demo trends, high median income, high median prices etc.

I think that people forget that we are a heavily regulated profession and owe the same duties to our leasing-only clients that we do to our full service management clients, or a buyer/seller we are representing in a transaction.I think the bottom line is that there are unscrupulous individuals in any profession, and the vast majority of real estate agents ultimately want their clients to be successful and will work hard to that end.

He/she gets more money and the buyer and seller get a person representing them who has a conflict of interest and cannot honestly get the best deal for both sides.
