@Chris Martin you have to pick between cash flow and appreciation, generally.

To me it seemed like December was pretty slow as soon as the first of the year hit things seemed to pick up.

to answer your question i would suggest you start listening to the podcasts if you havent yet already and from the podcast pick a niche in Real Estate Investing that interests you the most and then go and read books on that niche.

Now that you have the knowledge and presumably some money to work with, the key is to pick one strategy and go all in with it (at least for now).Here's one option for you: You already both have steady paychecks to fund your current lifestyle, so more income is not necessarily the issue right now, first you may want to focus on reducing your expenses.

I've picked up some cool stuff I will be looking at implementing later this year.The mortgage-targeted "free webinars" and advertisements are a waste of your time.
