@Mitch Paumen As Jordan stated, a lot of people will look for at least a 10% COC return otherwise the stock market can produce the same results.

What you are experiencing has nothing to do with your screening process; it has to do with the already pro-tenant local/state laws on the books coupled with the executive orders that governors/mayors have proclaimed in these pro-tenant areas and the public messaging these elected officials are producing.  

(I don't know if it is still around.)During a home inspection, I was introduced to this product and the horrors it can produce if installed incorrectly.

I will continue using this rental strategy until it no longer produces amazing returns.

See what platform has the most listings in your market and start there.You could be more scientific: I track each platform where I posts ads, so I know which produce the solid leads. 

Become the best at it, make your presence known, see what top producers are doing in that area and get in front of their opportunities. 

My goals in detail for my first deal is below:-Single family-Producing at least $100 in cashflow-Looking for B class property in C class neighborhood (Not looking to do too many renovations)-Stable area with stable tenants-This is an OOS property so an area with great and reliable PMs/Agents/Contractors-Conventional Financing for 30yrsNot sure if the Molina, IL area meets my criteria.

This then produces positive cash flow each month :)
