I would like to know if there are any tricks in getting business from Real Estate companies and if there are any sites w/ localized rates for services.

I guess this isn't such a huge roadblock because it is forcing me to spend hours upon hours on this site and I just keep reading more books.

That's a good place to start.I don't know of any free software either, but you can search this site as there are members that provide spreadsheets they use to do their analysis.I use a software called Landlord's Cashflow Analyzer.

Read all the posts on this site in areas that interest you, such as the Wholesaling and Creative Financing forums.

There are other forums on this site wwhere that could be permissable.

I’ve been reading several books on flipping/pre-foreclosure/REO, just tough actually putting all the pieces together to get that first investment property - that's why I was so happy to find this site!
