We give notice, go to court, etc, and get a Writ of Possession late in November.

Try to live for free (Possibly make money while you live there) Remember, play defense with your money or you might always find yourself in the same position of debt.If you can convince someone with private money to partner on a deal, great for you.

Subsequently, we just received a notice of violation with the Chicago Department of Buildings that list a handful of exterior items and mold in that same tenant's apartment (which they were not able to verify because the tenant wouldn't let them in).

There are a lot of subtle cues that people give off that we sub-consciously notice and respond to, and that feeling in the gut is the sub-conscious trying to get your attention.

@Joshua Martin- my market is pretty small, so I lookup the notices and compare to assessor's site manually.  

Get notice in writing if they intend to vacate.
