My understanding of the work to be preformed is that you need a GC if there is multiple permits and trades that will be working on property.

I understand that this may be a lot of money for a college student to come up with.

My understanding is that if you meet certain criteria including one sale by LIC within a 12 month period (one sale rule)and it is not a residence that you built, among other things, then you can be exempt and balloon payments are permitted. 

I'm scared of going for an ARV appraisal this soon because I didn't pull permits for the interior work and in this county it may be big negative.I own a townhome that I've been wanting to unload but, currently cashflows so I haven't really done anything with it.Any ideas would be great.
