@James Green within the last year I have gotten a 30 year mortgage on a single family home that I use as a non owner occupied rental.

.- Interest rate - Feds raised rates again, so might be tough to find a non owner occupied (assumed due to your location) conventional loan @ 5%.- Confirm property taxes on the county website.Feel free to PM me if you have questions. 

You can look up non-qm lenders to find some that make loans directly.Commercial loans can be found on all of the above, and have a higher interest rate and shorter term.

I think my realtor forgot to add in the non-resident surcharge to the property taxes when we went over this.

@Eric Carr it is a  non issue as far as I am concerned.

The way the wholesaler works is you have to have a 10k non refundable earnest money check in hand if you want the deal, and there were 5 other groups of investors walking the home while we were there.

Hence, highest LTV will be in non judicial foreclosure states.
