I am searching for a good asset protection attorney to see if I can "compartmentalize" the various ways I transact business to help defend my assets in the case of an issue (though the criminal part would not be an issue--it solely has to do with the nature of my other business and the liability that comes with it). 

I would assume driving or pushing a pier through sand and soft clay if much easier then gravel and rock.

@Kathy Henley , The rentals are by nature passive, but AIRBNB generally will not fall under rentals as @Dmitriy Fomichenko pointed out.

I've had many almost deals go by because lenders promised any nature of things that didn't happen - either it took 6 months when it was supposed to take 3 weeks or they ultimately said "no" when everything about our conversation and written follow up said "yes". 

Naturally, we do not want to inherit this tenant (he is not paying rent, nor does he have any lease or rental agreement).

You being from Austin are probably familiar with these same guys' Round Rock project and of course I know some of these responses and readers could be  people that know them and are on the other side.Not sure what direction we will head but I hope I can come back months from now with a positive update 😉.

I see the advantages and I also see first hand how modular isn't always a natural fit for certain products.
