You are going to turn off a lot of lenders with your post because you are clearly going to shop every term sheet that's turned over to you with a focus exclusively terms with no regard for the servicing, loan administration and most importantly what that loan officer can offer you in the future.

Service warranties?

Purchase all heavy equipment needed for an automotive service business such as lifts, cranes, etc.

Within my 1st month I flipped a contract for 19k, yes 19k my 1st month.

I renegotiated a Lease with my first property a few months back and pretty much stuck to the same terms as the prior lease agreement (minus rent increases). 

If you're a long term buy and hold investor, the opportunity here can be awesome as you can likely get into this transaction for far less down and/or for a lower monthly payment than a traditional lender would allow for.
