We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord.

Those politics can help because it will scare some landlords away. 

New landlord…I need to get my rental property ready to re-rent.

I have about 60K in Heloc money I could use to purchase land lot in the Red River Gorge of Campton KY, pay that land off with the heloc, then use that paid off land to secure a construction loan from the bank or PM lender for a new ground up build.

Land holds have been very profitable for us in that area.

In my mind, it's a place with older housing stock and a few blighted properties, but in an area I would probably not care to be a landlord.

Biggest thing I can recommend is hiring a legit management company that will take landlords who don’t own a lot of units seriously.

I would classify this as a Landlord issue, in my opinion. - Troy
