Hi Guys, I am interested to know the strategy to buy +60% of controlling shares of Co-Op building in order to convert it into rental units, has anyone been involved in this kind of deal?

There are work arounds especially if you have broker dealers involved but you end up running out of people you know pretty quickly. 506(c) allows general solicitation but only accredited investors are allowed to invest and they have to provide evidence.

@Sunny C. one thing I did not see mentioned on this or the other discussion you started is that I *think* of your IRA is involved in a project in any way then you yourself are not allowed to participate in the labor component of it at all. 

In my experience “buying” in the inner city rarely involves the exchange of cash.Regardless of where you rent my concern would be that you have planted a seed in an otherwise good tenants head.

Do these markets fit your defined criteria or are personal motives more involved in your decision?

That experience has stayed with me and I am now quite interested in getting involved in the industry.

Without my involvement the $4500.00 monthly rent keeps flowing in.
