I liked the idea of proposing relocating a driveway for renters on the other side of the house, which is easy to do and just abandon use of the other driveway and garage (though the 2 car garage would be a sweet bonus).

@Jason White, I can only dream of the scenario where i recoup more money than I had paid for the house in the first place - that would be an easy resolution for me - just get the money; sell to another investor as-is and walk away.

We only do month to month and focus on making our units easy to turn over.

This is supported by AL Statutes and should be fairly easy for you since both units are the same size.

Just thought I'd mention since it is easy for the first tenant to not share the deposit with everyone else and in Colorado, that might violate the security deposit statutes.  

The Nest is pretty simple and you have to tie it to an email address but the factory reset and setup is fairly easy to do. 

It should be easy for them to get insurance and provide proof.

It can be very easy to make a bad deal look good if you forget some of these costs so plan accordingly.

One side is vacant, so that is easy.
