Just seeing if there is any preference out there for rental property owners so I only have to do this once.

She is a realtor who works a great deal with investors and runs a Hampton roads investor's meet up once a month in VA Beach, and we have a small group of military investors that meet up separately to network, syndicate, and help each other out with our individual goals.  

Specifically, I am likely looking to rent it out to Section 8 tenants, so a company with experience dealing with Section 8 agencies and tenants would be preferable.

We're about to start buying small multi-family rentals, preferably those that need some rehab to boost rents. 

@George Blower Is there an issue if the fund (506(b)) only has one individual with different entities, such as personal and pension fund money?

I am more of a hands-on individual.

I'd like to find something preferably in Lakewood, Kamm's Corner, West Park or Ohio City, potentially Rocky River.

Note: An acceptable employment situation includes an individual who took several years off from employment to raise children, then returned to the workforce.
