I realize that everyone is going to have different input and advice based off of their experiences, but I'm looking for assistance as to whether something I'm including is a definite NO NO, or if something should be added in for increased impact. 

So if the property has increased in value then you may be triggering capital gains.

Not to get higher rent, but to attract more tenants and compete with the apartments.  

I see how the acquisition of a portfolio of good rental properties can be an attractive alternative to learning how to make money with Stocks.

If it doesn't then there is room to bill back water and increase market rent leaving decent upside.

The outstanding mortgage with interest is $175,000.I have been considering offering 100-125k for the building, but without a tenant upstairs, this only increases my costs --- at least for the next four years.
