WOW - I'm Impressed!

The impression I got from that arrangement at the time was that dealing with tenants is a hassle: many didn't pay on time, damaged the property, and the last one ultimately caused my father to go to court to get unpaid rent.

I spent a lot of time in Tampa in the past year and am not impressed with the rental market.

@Jonathan Bolano my initial thought is against it, especially as Rhode Island is a small place so it's not necessarily the best way to make a good impression with other agents, especially if you're a new agent yourself.I do understand the counterpoint of course, which is that you're trying to find a deal, and don't necessarily care about other agents' opinions if you find one.

Also, I was under the impression a 1031 would shield me from both capital gains and depreciation recapture.

If you have access to millions (that's the impression I have from reading your previous post), then you should definitely consider value Add investing via forced appreciation.

No doubt they seem to have an impressive management structure and a further impressive set of investments.

Be careful that your rent isn't too low or you can create the impression the property isn't very nice.Good luck!

I was under the impression it's illegal to publicly market a property you don't own unless you're licensed...
