Prepay HOA fees, buy a home warranty, prepay some other kind of service that can go on the alta.

Not furnishings but selecting the materials that will go into the new design of the home.

Dirty work, not fun work, but will get you inside a lot of homes, maybe help you learn Spanish, and help reinforce how picky you want to be with tenants.

First time home buyer and I decided to go with Pomona.

I give 25% upside to home field advantage, meaning the property is local, I know the streets/neighbors, and I can see it touch it smell it any time of the day. 

I've got a single family home rented out in San Jose, CA and unfortunately my long term tenant has stopped paying rent and is ghosting me. 

This home came equipped with an above-the-garage addition (600sqft) the flippers added on (permitted).
