No serious investor or bank is going to fund you, with no track record, for such an endeavor.So I would say: find something that you can reasonably afford and have some skin in the game yourself.

Have the customers pick you up at the office and you are the tour guide if you need to show houses with them in the car.Use their gas.Rent a car if you have to, borrow a car, partner up with a new agent that has a better car, see if anyone in your office does Turo, Uber.Lots of ways to skin that cat.

It's gotta be something, your religion, skin color, shoe size, eye-brow thickness, something, anything just NEVER your actions and decisions, nope, no-way no-how, never ever ever.

It sounds like you've basically eaten all but the potato skin and are now asking for a free meal. 

Oh, wait....they already have and that's even worse.Nothing will change until people - regardless of color - get a f'ing clue and take responsibility for themselves, their actions and thoughts, their families and their neighbors (communities).Stop blaming skin color, lack of money, investors, Govt, and anybody and everybody else.

There are 1000 ways to skin a cat. 

See what their reaction is.Generally the tenant is always wrong...they have zero skin in the game and are only thinking of what makes their lives better, they could care less about your operating expenses (if they even know what that means).

Get some skin in the game or don't play.
