I've taken all the major options to consideration such as book keeping, accounting, taxes, payments, maintenance/trouble calls, price of software etc.At this point, I'm looking for the most balanced option that will best help protect myself and my assets.

You end up generating some cash flow in interim and purchase at the mutually agreed upon price in say 28-24 months.

This requires an income that rises faster than inflation, or you will not have the additional dollars you will need to pay future inflated prices.What causes rents (and prices) to increase?

Keep that low interest mortgage on your home as long as possible.As an aside, and to grow even faster, always keep the mindset that “everything is for sale for a price”.  

The risks are just too high in my opinion and you can pay a pretty steep price as you did in your case.

Again, it may not take them that long, but unless you or someone you know is experienced in drafting legal documents and transferring title, it's called paying the price of admission.

I'm looking for deal structure, pros and cons, tips, etc.My goal is to buy some of these new small affordable starter homes at a price that will cash flow, after foregoing my half of the equity split. 

Purchase price: $350,000 Cash invested: $100,000 My parents and I partnered and purchased our first real estate investment property in 2023.

A friend in lending told me I'd get better pricing if I have private lender do a $630K loan, record a deed of trust, before I close and then get a conventional loan after to refi the existing debt.
