Favorite episodes of the BP podcast/why? 

My favorites are the outer circle township areas -- Pike, Wayne, Decatur, Perry, Franklin, Lawrence. 

Mortgage rates starting dropping and by 1990 it dropped to 10% and I gambled it will drop some more.

Unless you have money to gamble - Wise choice! 

@Alex Kovalenko If you invest assuming that appreciation will always happen, then you are gambling (not investing). 

House-hacking is a solid strategy and its my favorite strategy for getting into the game.

But my favorite projects were a land development project of 4 vacation villas and a large MF property, both because I enjoyed the experience, and I have realized the highest returns on investment.

One of my favorite things I get to credit to my modest, yet undeserved, level of success is that very thing:  when we are willing to take base hits the entire game evolves before our eyes, yet when we swing for the fences we seldom last long enough to see the end of the game.Moore, Oklahoma jumps out to me with your criteria here.
