That's how we originally started looking at investments but as we got into it more, we made a goal of how much cash flow we wanted long term and then made a spreadsheet to calculate how many months it would take to get there, changing different factors like down payment amounts, cash flow, etc. to see the effects on the timeline.

I had a company ask me for a reference last year before my tenant gave notice and I just asked my tenant to sign something to the effect that they were looking at other property's.Its a win for every one.Turn over is not a bad thing.We have been raising rents and deposits on every turn over for the last 5 years.

From the property managers I’ve talked to, some will actually slightly under-price their property in order to have the reverse effect- lots of interest in the rental, therefore they can be picky about who they rent to.
