The lender won't lend to one person, where someone else owns half the house, they can't correctly foreclose if they do that, not to mention down payment loans generally aren't allowed, it is a gift or nothing.

I always try to get my clients' prospective tenants some kind of gift if they are inconvenienced by the transaction like I'll get a Starbucks Gift card or a couple of movie tickets if they've got children for them to take their children to the movies while the work/inspection is going on.
