Just keep moving up a notch every now and then and expand your market each time your ready.I don't disagree with this, I just think more goes into preparing for it such as having buyers on your list who want such properties, performing the due diligence that such properties have a market for them for end buyers, etc.Keep going strong with what is working now, and if and when you can, extend into the higher value propertyes so long as it can be profitable.

There is very little depreciation on self storage facilities but they are certainly a good cash cow.I disagree with some of the previous posts where various BP members have stated they are just like apartments.

@aaron tjomsland I have to strongly disagree with the tactic of using cold calls, especially robocalls for this purpose.It is very likely illegal, as it may (or may not depending on legal interpretation) fall afoul of the federal DNC laws, and even if not will certainly violate the state-specific dnc laws in many states.But besides that, you're sure to annoy many.
