As a plus, the guy I use is great at customer service, even if he was a little bit higher, I'd stay with him for the lack of hassle factor alone.  

So some things have changed at Listsource and they are not serving their customers well.

First rule of BP...You need a picture with your profile, you will get a better reception from people here on BP.

Real estate is local, the tenants are your customers and one must understand the expectations of the local market.  

In Madison I've done some crazy rehabs, it was fun, I'd upload pictures of before and after if it was possible, and maybe it is, I'm still new to BP.Anyway thanks for advice, we'll keep in touch

Bought a 4/3 block house for $ 15,765,Went to the clerk's office and bought it,registered the deed, and called my Realtor.Drove toward the house, stopped at Home Depot and bought new locksets.Met Realtor at the house... drilled the locks for access, and as I was changing locks, she took pictures.
