It doesn't cost anything to ask questions.I think you should consider house hacking.

Note: I am under the impression that me material participating in this exercise will fall under the "Real Property Development or Redevelopment" activity, thereby allowing me to cost segregate the home construction cost.

On the one hand, doing my taxes myself helped me to understand the rules and processes better...on the other hand, you don't know what you don't know, and sometimes those mistakes can cost you a lot of money (in my case, more than hiring a CPA).

Many times you are able to do the research yourself, but utilizing a skip tracing provider is giving you your time back for a low cost.

Biggest issue is high cost property in my area that’s preventing me from getting started.

And even after going through their video training (which was not worth the $1000 I spent btw, I could have found all the same information for free on here or a number of different places) it seemed really fishy/scammy to me.

Plus my only guy I have in that market is looking for a single tenant free standing building so unless you wall parcel off some of your parking lot and sell I unfortunately don't think I have anyone.
