The prepayment penalties have been determined in such a way that, whatever you do, you end up paying a double digit interest rate over the original lifetime of the loan.Just the fact that companies would sell such a complex product under false pretences and not explaining to people how these exotic products really work tells me all that you need to know.

You can always start off with one (1) 1031 Exchange and then decide to drop the last few sales into a new 1031 Exchange if they are not selling quickly.In my opinion, how you structure your 1031 Exchanges will depend to a large degree on what you want to reinvest in (i.e. how many properties, what type of properties) and how flexible the seller is willing to be.The more properties and/or 1031 Exchanges the more complex the deadlines and identification processes can become, but they are done all the time.It is also possible to combine a regular Forward 1031 Exchange with/into a Reverse 1031 Exchange.

I learned a lot from this guy too he was a road warrior making all of America his back yard buying rehab apt complexes from the east coast to the plain states building a portfolio for a man that owned a factory that knew he only had a 5 year income expectancy left from his factory and was desperate to replace the income.
