I can't imagine investing in a strip mall or apartment complexes, and can barely imagine investing in a hotel/motel, but MH has proven itself to me over and over again.

As the previous people have stated, MF lending is more complex that SFR.  

I feel that I have a good knowledge about syndication from SEC regulations, to structure and fees - how is it then that I hear about deals described as 50/50 equity, one side brings money, the other brings sweat equity but I never see anything about this having to follow complex (and expensive) regulations and documentation?

Property development has multiple complexities which maybe quite challenging for a new investor. 

This shop is currently a boiler room that shares only a common precast concrete wall with the remainder of the complex.
