I’m borrowing the money the initially buy the house .

I put 20% down to avoid PMI, with the help of some family assistance. 

@Wai Wah ChanRegardless of the technical answer, you can always ask borrower 'Hey, now that you have the money how about paying off both notes?'

I can't see any trustee or attorney agreeing to handle a foreclosure for you because the borrower is constantly late.

Can someone please explain to me the importance of this rule and if not possibly assist me to what I could be doing wrong.
