You could have a national tenant but in a small town where most lenders will pass to do a loan.Least to most risk usually.1.Yum brands parent corp guarantee for a Taco Bell - many thousands of stores backing the lease2.

I have spoken with other national lenders as well that do 10% down, some charge a higher interest though but if the numbers still work and it can make the deal happen it is worth it.I always try to find the lowest down payment option, as long as it still cash flows, so there is more cash for other deals.

The seller, a national mortgage service company, as of yesterday has not provided the signed deed to their title company out in Texas that is working this, they've also not done the tax lien search. 

So if that was reported on my FICO my DTI would be slightly out of wac  LOL.If you have that 800 fico and W 2 income that is nice... you can try over the counter LOC's with the national banks..
