(if not in a ROTH, you could still control how much you withdraw while it still compounds tax free)To make that same 75K on after tax income in retirement while having it in taxed accounts you would have need to have earned a 20% return up until retirement order to have about a 940K nest egg so that that same 12% return in retirement would net the same amount after taxes.

But then once the rehab and refi is done, it’s handed over to the PM and you just enjoy the cash flow.I like to think that after doing this a few dozen times, I’ll be able to slow down and maybe start 1031 exchanging to upgrade my cash flow every couple years.

A gravity furnace is not a forced air furnace (no mechanical fans pushing air) so it heats up air in one central location which then rises through the ductwork to heat the house and then when the air cools and it becomes more dense then hot air and thus falls down through the return ducts back to the furnace to be heated again creating a slow cycle of convection.
