Hello BP community,

From what I can tell, y'all are amazing. I have listened to nearly 100 of the podcasts and now want to get more involved on the forums. So hello!

I do have a couple questions as a newbie here.. 1.) If I shoot for a 12-15% cash on cash return (using the four square method), is that generally a pretty safe bet? Or is there a lot more to consider? My goal right now is to buy a house hack in an emerging market.

2.) What advice do you wish you were able to tell yourself starting off in REI?

Any help is much appreciated!
