Any time you send communication to the tenant store a copy of it in that same folder.If you want to take it a step further you can get a free box.com or any other free online cloud storage and you can scan and store all docs into the cloud account.

You don't need followers unless you are selling something.SEO is the best return on your time, but it will take at least 6 months to get going so it is hard to stay with it.It is all about writing good posts that are keyword rich and getting links to that content.
