. $60-$100 a month isn't negligible, but the fuss about them being significantly cheaper seems a bit overhyped (disclaimer - this is only what I've seen, there could be even better rates for lenders outside of my scope).The lending space is fairly confident that rates will level and and likely decrease over the next 24 months, which will give investors and buyers an opportunity to refinance into something more attractive.

Term is flexible by design and there are tricks to fill most any need at even lower costs, like don't use a mortgage term, use a uniform decreasing term policy which is much cheaper but that always covers the liability to insure.
