In the meantime I want to learn how to find leads via public recorders (or any other methods that can be done with no money) so I can start sending out direct mailings. 

I've seen that some people use this method as their ONLY form of advertising and it's become more successful as the months pass.

Reg S is another method to consider when one has international investors in mind.

If I am not sure on the vehicle or have to ask then I likely don't know the method well enough. 

As far as renting your house to your corp for 14 days for business meetings.... you've still got to have arms' length transactions and this also would not pass the substance over form sniff test.If you know investors utilizing these methods...

I have  NEVER advised any client to "find a partner willing to provide the money" EXCEPT in cases where the client insists on using a method that requires cash and he has none.
