In my case, I have residential rentals in one LLC, commercial properties in another, self storage in a third, and my real estate company operates in a fourth.

It is common for a MHP to also have SFRs (1-3 buildings), small multi-family (2-3, maybe 4 units), RV park and/or Self-Storage all on the same APN.

To monitor, and where necessary, tow, unauthorized parking or dead storage and abandoned vehicles.

Put a nice little ruffle in front of where the dishwasher is supposed to be, adds a little shabby chic/ cottage look and can be extra storage space for tenants.

We picked up a commercial parcel of land not too far off of a main highway zoned for self-storage (and other uses) for $50k.

Make sure to have money saved for a rainy day 2X your mortgage and remember house appliances are expensive so to have that already in a storage or if family/friends will give you appliances even better.

Maybe the day the appraiser shows up, the ADU looks and feels like a storage shed (and so on).

I had a SFR with a detached storage/laundry room….it had to pass.
