If they don't pay the balance it will follow them if you report it/ send it to collections and it will stay on their record until the settle it, no other landlord wants to see that, or an eviction!

It is a bit cumbersome ... having to financially vet investors (DRE form 870), provide MLDS (DRE form 885), getting signed statement from each investor that their investment is not more than 10% of their net worth, DRE reporting, not to mention it's somewhat like herding cats.

I would just mindful of how soon before that seasoning requirement is met that you start the process because things like credit reports, appraisals, background checks, etc., are only consider valid for a certain period of time.
