While certainly as you mentioned there is room to improve it, I'd argue that the strength of the calculator is in the presentation the data is given to you in and the predictions they can provide.

I believe there's a balance between looking at percentages, which normalizes data, and absolute dollars.

You are better off doing your comparisons based on the data that they have on their own websites.As far as set-up, I think there are some platforms that can help with that......wait for input...:-)

The radius approach could include more than 1 neighborhood (especially if there is an "accross the highway" scenario), I have access to propstream, flipster, and others but none of these tools actually have neighborhood data what tools are you all using to get comps in the same neighborhood?

You would have to do some testing on this, and also have backup plans for when the PM was not monitoring the radio.You should also talk to an attorney and your insurance company about what kind of language you need in your rental agreement related to having no/limited emergency communications as well as any other things they want you to do for this kind of situation.Hope that helps.Mike
